Landlords prefer no contact with tenants

Most landlords would rather not have direct contact with tenants.

Research carried out by Property Let By Us has found that 85% of rented property owners would prefer for their tenants to be managed by a letting agent to avoid contact with tenants.

Nine out of ten landlords said they are not happy when their tenants contact them directly with problems.

Some 10 % of private rented sector landlords claim they expect tenants to pay for small repairs to a rented property, while 2% said they will ignore maintenance requests for as long as possible. However, more than 50% of landlords polled said they cover the costs of any repairs that may be needed for a property.

Jane Morris of Property Let By Us said: “Many landlords work either full or part-time and need the support of an agent to help them with managing the relationship with the tenant.

“Landlords are under a huge amount of pressure with mounting legislative and tax changes. Agents can be a big help for landlords, offering a range of services that help reduce their workload and ensure they are fully compliant with legislation,” she added.

The research also suggests that two out of every three landlords find managing a rented property or properties more stressful than working full- or part-time.

Letting agents will find this survey interesting reading as landlords are finding dealing with their rental portfolios difficult and this represents an opportunity for letting agents to expand their clientbases.

Over 90% of our Cambridge landlords choose our Full Management service rather than our Rent Collection and Tenant Find services. This reflects a reluctance on the part of landlords to have contact with tenants.

“Using a letting agent for Full Management really takes the hard work out of owning a rented property.”
