Charges for Tenants

New View Residential is part of the Propertymark Client Money Protection Scheme

This is a scale of the so-called permitted payments we are allowed to charge under the Tenant Fees Act 2019.

On Application:

  • If an applicant wishes to reserve a property, we take a holding deposit equivalent to one week’s rent. If the tenancy proceeds, that holding deposit will go towards the first month’s rent.

During the Tenancy:

  • Refundable tenancy deposit – equivalent to five weeks’ rent
  • Replacement for lost key or other security device – charge will cover no more than the cost of replacing key or security device plus £15 per hour (incl. VAT) call- out-charge if it’s outside of office hours

  • If rent is more than 14 days late – we will charge interest at 3 percentage points above the Bank of England base rate prevailing at the time

  • Changes, variation or novation of terms requiring a new tenancy agreement - £50 (including VAT)
  • Early termination of tenancy – this charge is applied if the tenant terminates the tenancy without giving the contractual or statutory notice – Landlord’s costs for re-letting the property, and all outstanding rent until a new tenant is found (not to exceed the maximum outstanding rent on the tenancy).
