  • Second Guarantor: £37.50 (including VAT)

At the End of Tenancy

Check Out Fee – Room Rental only
Administration of deposit refund and inventory check out: £60 (including VAT)

Check Out Fee – Houses/Flats/Apartments
Administration of utilities and deposit refund: £60 per property (including VAT)

Inventory check out fee (as charged by the Inventory Clerk);

  • Studio £55 (unfurnished) £60 (furnished)
  • 1 bedroom £65 (unfurnished) £75 (furnished)
  • 2 bedroom £70 (unfurnished) £85 (furnished)
  • 3 bedroom £80 (unfurnished) £100 (furnished)
  • 4 bedroom £95 (unfurnished) £110 (furnished)
  • 5 bedroom £105 (unfurnished) £125 (furnished)

Fees During the Tenancy

a) Late Payment of Rent

If rent is not paid within 14 days of due date the fee for Pursuing Late Payment of Rent is £24 (per letter) including VAT

Interest on Late Payment of Rent – 3% above Bank of England Base Rate

b) Missed Appointments

Missed Property Visit

The charge for failing to be at a pre- arranged meeting.: £30 per visit ( includes VAT)

c) Changes to the Tenancy

Change of a Named Tenant (Tenants supply a replacement Tenant)

  • Preparation of a new Tenancy Agreement : £102 per property (includes VAT)
  • Administration of Utilities and Deposit Refund : £30 per property (includes VAT)
  • Tenant Referencing Fee : £108 per adult (includes VAT)

d) Break of Tenancy

Early Release from a Tenancy
Agreement (subject to a new Tenancy having started or the Landlord agreeing to the end of the Tenancy)

  • Administration and Advertising : £120 per property (includes VAT)
  • Preparation of a new Tenancy Agreement : £102 per property (includes VAT)
  • Check Out & Preparation of a New Inventory as charged by Inventory Clerk (see fees above)

e) Call out fee – tenants locked out

  • Fee to let tenant into property if they have locked themselves out – only applies outside of office hours (Monday to Friday 9am to 5pm) : £50 per visit (including VAT)
  • Where a replacement key(s) is required the tenant is liable for the full cost of the keys and any locks that may need changing.

f) Extra Works

  • Late Check Out Fee: £60 per property (including VAT)
  • If the Property is not returned in good order the Agent will arrange for contractors to repair, clean, purchase-missing items etc : £15 per hour (including VAT)
